Want to put your home up for sale in Mound? Here are some tips to maximize your sale price

De-personalize the space by removing family photos, trophies, posters, ect. Your babies are adorable, your wedding dress is beautiful, getting 7th place in your intramural bowling league was an accomplishment and that fish you caught in Lake Minnetonka is huge - but you don't want to distract the buyer. Depersonalizing makes it easier for the buyer to see the home as their own and keeps them focused on your homes features and benefits

Clear high traffic areas of excess furnishings to maximize feeling and space. One piece of advice I've heard is pretend like you're camping and leave only the bare essentials. Everything else goes into storage.

Mix and match your "hard and "soft" surfaces. If you have hardwood floors, get some area rugs to soften the room up a bit. If you have soft carpet, get some hardback chairs, or add tables to compensate. Rugs on the floor and towels on the counter tops are great complements for any kitchen.

Highlight key features in each room, and make sure they are not obscured by plants or furnishings. Stand in the doorway and judge the room as a buyer would. If your eye and attention is not drawn to the main feature of the room, your buyer's eye won't be either.

Stage the outside of your home - it's the first thing a home buyer sees! Keep the lawn mowed, the hedges trimmed, rake those leaves and shovel that sidewalk (Minnesota has it extra hard, I know). Take down those Christmas lights! (unless it's December) Weed out the little plants from any hardscapes or rock gardens. Fresh wood chips can also make a difference and hide any unseemly patches of dirt around larger trees or in shaded areas. If you have a divot or a mound in your yard, take the time to smooth it out or fill it in. Remember to remove your dead plants/trees as well.

And finally, clean, clean, clean! Get the dead flies out of the windowsills, wash the windows, vacuum, sweep, dust, make the beds, refold the nice towels and clean out the garage! Presentation is everything and any car salesman will tell you that you detail (clean thoroughly) the car before you put it on the lot. It just brings more money, period.
